Snow Load 101 for High-Country Buyers

"Snow load" shows up on inspection reports and building permits alike. Here's what the number actually means and when it matters.

Snow load is the weight of snow a roof is engineered to hold, expressed in pounds per square foot (psf). It's not a marketing detail — it's a structural number, set by local building codes based on elevation and historical snowfall, and it's one of the first things a contractor or structural engineer will ask about before approving an addition, a solar install, or a new outbuilding.

Why it varies so much by address

Ground snow load requirements can range from under 30 psf at lower elevations to well over 100 psf at high elevation or in known heavy-snow zones — sometimes changing significantly within the same county depending on elevation and exposure. There's no single "mountain number." The county or municipal building department sets the requirement for a specific parcel, and it's public information.

A quick gut check: if a listing mentions a garage, shed, or addition that "isn't quite to code" or was owner-built, treat the snow-load question as a line item to resolve before closing, not after.

Where to actually get the number

Call or check the website of the county or municipal building department for the parcel — they can tell you the required ground snow load for that specific address, and often the wind and seismic design values that go with it. A local structural engineer or experienced contractor can translate that into what it means for a specific roof.
